Watercolors Roatan Rentals - Rental Policies

AGE REQUIREMENT
Guests must be 25 years or older to rent Watercolors Roatan properties and provide a valid ID to check in. An adult (25+) must be present for the duration of the stay.

DEPOSIT AND FINAL PAYMENT
50% deposit required at booking. Balance due 30 days prior to arrival. Reservations made less than 30 days before arrival require full payment upfront.

DAMAGE DEPOSIT

Non-refundable damage waiver/security deposit required based on property size ($45–$175). Covers up to $3,000 accidental damage only. Theft or missing items will be charged separately.

CANCELLATION POLICY

More than 30 days before arrival: Refund minus 10% of total booking. Less than 30 days before arrival: No refund. No refunds for late arrivals, early departures, or changes within 30 days. Travel insurance recommended.

UNAVAILABILITY OF ACCOMMODATIONS
WRR reserves the right to relocate guests to comparable units if unforeseen circumstances make the original rental unavailable. Rental units may not be sublet or reassigned without written consent from WRR.

ARRIVALS
Check-in begins at 3:00pm (not guaranteed).

LATE CHECK INS
Guests arriving after 6:45pm must notify WRR for late check-in procedures. After-hours emergency phone number will be provided in pre-arrival email.

OCCUPANCY
Occupancy limited to reservation agreement. Day guests may not exceed double the sleeping arrangements. Non-registered guests must depart by 10pm. Over-occupancy may result in fees or eviction.

CONDITION & REFUND POLICY
Properties described as accurately as possible. No refunds for mechanical failures, pests, service interruptions, or construction noise. Guest responsible for reporting issues within 1 hour of check-in.

PET POLICY
Pets are not allowed. $1,000 penalty + $300/day until eviction. WRR reserves right to evict immediately with no refunds.

SMOKING POLICY
No smoking indoors. Violations result in $500+ cleaning fee.

DEPARTURES
Check-out time is 10:00am sharp. Late departures: $100–$350 or one night’s rent.

PARKING
No street parking. Max 2 vehicles per home / 2 per condo. No RVs, trailers, or boats

LIABILITY
Guests assume all risks of injury, loss, or damage during stay. No lifeguards at pools; no pets or glass allowed at pools. All disputes subject to binding arbitration in Roatan, Bay Islands, Honduras.

CONSTRUCTION
Watercolors Roatan is a growing community with construction work beginning at 8:00am and ending by 5:00pm Monday through Saturday. Construction noise may be audible at properties near a work site. If there are any concerns during your stay, please contact the Watercolors Roatan. NO refunds will be given for construction inconveniences. Construction is subject to changes after bookings are complete.
Guests shall obey laws, ordinances, rules, regulations and restrictive covenants applicable to the community and ensure that all family members and other invitees obey such regulations.
Guests agree not to hold Watercolors Roatan and the property owners responsible for any accident, injury, loss and/or damage to guests. Guests agree and understand that there is a risk of injury or death from the use of pools and other bodies of water and agree that Watercolors Roatan or its agents shall not be liable for any claim, demand, injury, damage or death to persons whether or not said death is due or injury is due to negligence of Watercolors Roatan or its agents. Guests further agree to assume all the foregoing risks and accept personal liability for any injury, damage, and the loss of personal property including money, jewelry, or valuables of any kind. The indemnity contained in this paragraph will survive the termination or expiration of this agreement. There are no lifeguards on duty at any of the pools. No pets or glass allowed at the pools.
Taking residence in this property is equal to a signature and signifies agreement with all Terms and Conditions stated in this document.
